Probate valuations

So that you can administer an estate correctly you will need an accurate market appraisal of the probate property. It has to display to tax authorities that you have sold the property with reasonable care to comply with tax regulations. It must also show that you have achieved a fair outcome for the beneficiaries so it’s important to get it right. To help demonstrate these two things, our valuation reports document the house valuation in detail so you have the right paperwork and information in selling your probate property.

To help protect your property from an inaccurate house valuation we will ask at least two accredited estate agents in the local area to value the property. Our thorough property appraisals will help you to carry out your responsibilities comfortably and in the knowledge you have the correct documentation to support your duties as an Executor.

Market appraisal only service

Our market appraisal only service will give you the evidence to support the value of your probate property. The report will give you the information you need to form a clear plan for the probate property with documented evidence to hand. You are then free to choose whether to sell or transfer the property asset depending on the requirements of the estate. We will also supply you with details of your local estate agents’ performances which means you can manage the property sale yourself should you so wish. This service is charged at £195+vat.

Managed sales process

If you choose to sell the probate property, we can manage the sale process for you and you won’t be charged for the market appraisal*. This managed process is charged at 1.75% +vat of the property sale price. This fee will cover our managed sales process, as well as the successful selling estate agents’ fees.

The managed process includes:

• Market appraisal and consultation
• The right documentation to comply with Inheritance Tax authorities and beneficiaries
• Valuation figures from at least two accredited estate agents
• Access to an approved national maintenance contractor panel
• Vacant property insurance (charged at £175+vat per quarter or £60+vat pcm)
• Multiple estate agent selection and ongoing management
• Support during the negotiation process
• Seven day notices and continued marketing until you exchange contracts
• Access to our conveyancing solicitor panel
• Your own dedicated property consultant who will manage the process from start to completion
