The only document legally required to sell or rent a property is an energy performance certificate (EPC), which details the energy efficiency of the house. EPCs will give home buyers and sellers A to G ratings for their home’s energy efficiency and carbon emissions. This will notify both parties the current average costs for the heating, hot water and lighting in the home and suggest methods how to cut costs with energy efficiency measures.

The EPC does not need to be available to begin marketing the home, as long as it has been ordered and commissioned. This means that properties can go on market without any initial delay, with the seller responsible for ordering and receiving the EPC within seven days.

We will work alongside you to ensure that the legalities behind the home move are complete, so that your property is ready for a quick and efficient sale. Our high quality legal service is available to get properties on market without delay, whilst maintaining excellent levels of customer service.
