What has sold recently?

Take a look at what properties have sold recently in your local area. Are they similar to yours? How often are they selling? The more in demand a property is, the higher your valuation will be. If properties similar to yours are selling like hot cakes then you will have a good chance of selling at a good price. If there are lots of similar properties on the market that are struggling to sell then the prices may drop as seller under-cut each other to achieve a sale.
