Look before you leap

Before you think about moving you will need to get all the necessary information together to understand the financial impact of moving home in addition to getting organised so that you know what you can afford and when you can move by. There are lots of things you can do to help this process.

Timeline

Write a timeline of your move. Think about when you want to have sold your house by and when you want to be in your new home. Remember it takes on average 133 days to move from the time a house goes on the market until you have the keys to your new home in your hands. Be sure to work this figure into your timeline.

Valuation

Unless you are a first time buyer, you will need to find out what your house is worth. Getting an accurate house valuation from an accredited estate agent is the key to achieving a smooth sale. Overvaluing a property means it might not sell for a long time. What tends to happen with under-valued properties is that they will sell quickly but the quick sale will cost the seller a substantial amount of money.

Financial Advisor

To work out what you will be able to afford, you should speak to an independent financial advisor. They will take into account a multitude of factors including what your current house is worth, family income and mortgage repayments. Work out all the actual costs of the move

Moving can involve a lot of costs that won’t become apparent without a little research. Things to look out for include stamp duty, conveyancing fees and the estate agent’s cut.
