- Consumers could save £530 - Free second search pack is part of a number of schemes in place to help consumers if their property sale falls through

With current property sale fall through rates at around 20%* Move with Us, the residential property specialist, is offering free second search packs** for all their conveyancing consumers should their initial property purchase fall through. This enhancement to the current service is part of Move with Us’ commitment to supply their customers with a quality assured conveyancing service, as well as the other benefits, such as no sale, no legal fee.

Property search packs are key in any property transaction and insisted upon by mortgage lenders. They provide information on flooding, drainage, water connection and chancel checks. If a property sale doesn’t complete it is the potential buyer who will suffer the financial loss.

Ian Fletcher, Director of conveyancing at Move with Us says: “Property sales do fall through and with fall through rates at around 20%* Move with Us is committed to ensuring that consumers are protected should the worst happen.

“Buyers are often the most at risk of financial loss if a property sale fails to complete, with property searches contributing a large proportion of ‘lost’ fees.  The buyer would typically have to pay for this again on their next purchase. By offering a free second search pack to consumers who have been unable to complete on their initial property transaction, we hope to minimise any additional costs and this could save them £530.

*20% fall through rate is based on Move with Us internal coneveyancing transaction data between January 2011 and July 2011.
** The second search pack must be ordered within six months of the first searches and the initial search pack must be paid in full to qualify.
