Once the viewings are arranged, you have a fantastic opportunity to achieve the sale you want. With the potential buyers walking through your doors you become the best salesperson, as you know your home better than anyone.

The best ways to prepare your property for a viewing:

• Consider the outside of the property – first impressions are vital and an attractive exterior will boost your chances of a sale

• Depersonalise your home – hide family photos so the purchaser can envisage themselves living in the property

• Remove unpleasant odours – not all buyers will enjoy the smell of pets or last night’s cooking

• Paint your walls neutral colours – bright colours may put off some buyers, so consider neutral tones such as white and magnolia

• Clean everything, thoroughly – all carpets, walls, windows and doors should be spotless to create the best impression
