New estate agencies giving home movers more choice on the high street
Seventy per cent of estate agents have reported a surge in the number of new estate agencies opening up on the high street in the last three months.
Research from Move with Us, the largest network of independent estate agents in the UK, has found that improved conditions in the property market with properties selling in a record breaking 88 days* across Britain, have contributed to the recent rise in new estate agencies opening as entrepreneurs are attracted to the gains that can be made from the market.
According to the survey**, nearly half of estate agents have seen one direct competitor open an office in their local area during the last three months. Thirty per cent have seen two new offices open in the same time frame and 18% have seen three. As a result, home movers looking to buy or sell a property have more options to choose from on the high street. 
Unsurprisingly, the research also revealed that the highest number of new office openings have occurred in the regions with the highest asking prices and fastest selling times including Greater London, East Anglia and the South East.

How to pick the right estate agent to sell your home - Robin King, Director at Move with Us, shares his top tips for people looking to sell their property:

 

Without much experience, finding the right estate agent to sell your home can be a tricky process, however there are a few things that you can do to help make an informed choice:

 

1. Ensure you are using a first rate estate agent by checking they are a members of the National Association of Estate Agents (NAEA) on the ICO Data Protection register, part of The Property Ombudsman scheme and registered with the HMRC for Money Laundering Regulations. You can also check the estate agent is a member of the Move with Us Partner network as these are all mandatory requirements for becoming one of our partner agents.

 

2. If it is your first time selling a house or if you are planning to use a new company which you have never tried before, it is a good idea to check that the agent you have selected has the wealth of local knowledge and experience that a long established estate agent from the area will have. 

 

3. Looking at the estate agency website can give you a good indication of how many properties they have on their books as well as the quality of their property photos and marketing material. These are all factors that you should take into consideration when picking your estate agent.

 

4. Estate agents can specialise in selling different types of property, therefore it is important that you select the right agent for your home. If, for instance you’re selling a high-end property, you want to select an estate agent that specialises in that field and you can see if they have a good track record at selling this type of property.

 

5. Conducting some research online and looking at agents’ reviews given by buyers and sellers that have used their services in the past is a good way to compare one agent against another and give you an indication of the best rated agents in your area.
