Property specialists Move with Us are advising home movers that in order to achieve a quick sale, the initial valuation must be accurate.

The current market has seen an influx of properties, with fewer buyers. This has created increased competition between rival sellers, and Move with Us are advising potential sellers to do all they can to separate their property from the rest of the pack.

The key to this is the initial valuation of the property. Although exaggerated prices may sound appealing, they are likely to leave the property lying dormant in the current market. Instead, home sellers should receive a figure that takes into account the local housing market, including:

  • Number of qualified buyers
  • Number of rival properties listed
  • Interest in that type of property
  • Timescales needed to sell

Taking these factors into account will allow the house to be valued accurately. The instructed agent can then look to market the property to buyers, who will be much more interested in the realistic valuation.
