Flying in the face of the recent market slowdown, Lorraine Cooper, part-exchange manager at George Wimpey East Midlands, part of the Taylor Wimpey group, has announced that approximately eight out of ten Assisted Sale instructions passed on to movewithus result in a sale. movewithus’ Assisted Sale proposition is an alternative to traditional Part-exchange which enables developers to secure the interest of motivated potential buyers for four to six weeks while movewithus value and market their existing property.
Cooper said: “The beauty of movewithus’ Assisted Sale option is that anyone is eligible. We simply take a reservation fee, pass the client on to movewithus and they use their resale expertise to help manage our customers expectations and sell their property.”
Russell Cade, group sales and marketing director for movewithus, commented: “Traditional Part-exchange gives the developer the most guarantee, but obviously comes with some financial risk, which is why many of our clients are using Assisted Sale schemes as an addition or alternative. One of our customer surveys showed that over 50% of site visitors had homes to sell but didn’t fit the normal Part-exchange criteria - what a waste of valuable and motivated customers if you aren’t offering them other options to help them purchase!”
George Wimpey East Midlands were also one of the first Taylor Wimpey regions to benefit from the new ‘easymover secure’ proposition, which completed its first three sales last month. easymover guarantees to buy in a customer’s existing property at a pre-agreed value based on three agents’ valuations if a sale is not achieved during the Assisted Sale period. The new proposition is part of a collaboration between movewithus and their newly formed property trading company, Secure Home Purchase Limited and is designed to provide the complete outsourcing package for developers, eliminating the need to acquire second-hand stock, thereby freeing up capital and management time.
Lorraine Cooper added: “movewithus’ innovative approach to the buying and selling process have really been an asset to George Wimpey East Midlands. In difficult market conditions, our affiliation really sets us apart from our competitors.”
