PERIOD 4 BED FARMHOUSE WITH BARN AND LARGE GARDEN.
This Segalar farmhouse and barn date from 1881, and are built of a traditional mixture of terrisse (earth) and stone, with a lauze (stone tile) roof. They are situated in a small hamlet beside a quiet lane, about 4 miles from a large village with most facilities.
The house and barn are of similar size and face each other across a courtyard, providing a sheltered, and private outside space for dining or taking the sun. There is land totaling 3500m2 surrounding the ensemble, giving ample space for a garden, parking and a pool.
Internally the house has been made comfortable and cheery with a blend of traditional features and contemporary colour schemes. It would however benefit from some redecoration given the wear and tear inevitably resultant from family life. However it is perfectly habitable, comfortable and cosy.
Entering from the courtyard via a part-glazed door, you find yourself in a large family kitchen (30m2), with a central bar dividing the room into separate cooking and dining areas. There is a Rosieres wood burning stove (a French Aga) set in the fireplace, the old stone sink, and an original wall cupboard.
The floor is fully tiled, and the kitchen splashbacks have been tiled in a Gaudiesque pattern (the owner’s trade and speciality). Storage is in shelves built into the bar. There is a gas hob and sink. The walls are painted yellow, the ceiling beams exposed and painted blue. A part-glazed door leads out into the garden, and an internal door leads to the staircase with a toilet below.
Through from the kitchen is a lovely light living room (30m2), with windows on three sides, and a part-glazed door to the courtyard. The room is painted in pastel orange and green, and has an insert fireplace, which heats this room and the ones above.
At the top of the stairs there is an office (4 x 1.5m) separated by a glazed partition, with a south-facing window overlooking the garden.
A landing with windows overlooking the courtyard has the following rooms leading off sequentially:

Bathroom with twin basins, shower cubicle and 200 litre electric immersion water heater. Fully tiled with that Gaudiesque theme again!
Doorway to steps to an L-shaped attic bedroom with exposed roof beams with timber cladding between. This has been made into a kid’s den with a bed on a raised platform accessible from a ladder, and storage in the space below. There are three Velux roof windows giving plenty of light. This room takes up about half of the attic space, the rest currently being unconverted, and accessed by a door from this room.
Bedroom 2 (3 x 3m) – as 1 and single Bedroom 3 (3 x 2m) a tot’s bedroom with a window to the side.
Store cupboard at the end of the landing.
Outside in the courtyard there is a bread oven built into the wall of the house. This apparently still functions. There is also a well. Double French doors lead into the old stables on the ground floor of the barn. This is still pretty rustic, but has power and light, a concrete floor, and is used as a games room. Upstairs, accessed via an earth ramp to the rear, is a large workshop. Sheets of fibreboard have been laid on to the original board floor with insulation between for comfort and convenience. There are windows on three sides so that there is plenty of light. Count on about 95m2 on each floor in the barn and remember that permission would have to be sought for conversion. This was something the current owners had considered but never got round to doing.
Adjoining the barn is an old stone chicken shed with 16m2 per floor. The top floor has already been converted into a habitable room.
