Good reviews, lots of repeat business, and nicely appointed gîtes in a beautiful spot with good recreation facilities have made this a successful and profitable business, always full in July and August. The current owners bought the property in 1990 and carried out a very thorough renovation / reconstruction – they have the pictures to prove it.

The property is situated in a hamlet at the end of a no through road, with a superb position overlooking a valley and on clear days to the Pyrenees beyond. Besides its location, what makes it so special is the way in which the gîtes and main house are arranged in well planted and private gardens, so that the guests have agreeable public areas as well as their own little bit of terrace or garden when they want a measure of privacy.

The owners like to run their business in a personal way, welcoming their clients with a drink, making bread for them in the old bread oven, and offering them free use of produce from the vegetable garden. It is this that has helped to make the place so popular.
The significant upside is that they make their annual income in just three months leaving the rest of the year to enjoy the special and tranquil spot where they live.

The main house

This is in the heart of the property with a path leading to the front door past gîte no 3. A door with glazed panels leads into a beautiful living room (4,7 x 6m) dripping with character à l’ancienne – exposed beams, a magnificent working inglenook fireplace, an old stone sink, and wall cupboards with antique doors. A fine old open wooden staircase leads upstairs. In fact this room with its white rough plaster walls and exposed ceiling beams very much sets the style not only for the house, but for most of the the gîtes, giving the place a nice rustic period feel.

Through from here is the kitchen (3,3 x 4,3m), a slightly unusual trapezoid shape as few of the rooms are square! It has a range of base worktops with pine doors, a double sink and window to the garden.

Through from here is a delightful dining room (5,5 x 4,3m) with a door with glazed panels leading out to a courtyard to the rear, where three of the gîtes are located.

Through from here is a room currently used as an office (4 x 4,3m) with a window looking out onto the courtyard.

Upstairs bedroom 1 (4,15 x 5m) is immediately to your right at the top of the stairs. This room has double aspect windows, an antique wall cupboard and exposed ceiling beams.

Across the way is a landing with another bedroom and a bathroom with bath and basin, and a separate toilet off. The bedroom (5,5 x 4,3m) has a window to the side and two built-in cupboards with antique doors.

The attic has been converted into a spacious and light bedroom cum study (4,3 x 9m) with two velux windows and antique polished floorboards.

Attached to the house with a door leading straight into the garden is another bedroom (3 x 3m) suitable for summer use / overflow guests. Also attached is a laundry room, which is available to guests. There are several storerooms, including an old stone cabin in the garden.

There is another building, which is arranged as an indoor games area (8,4 x 6,5m) on two floors with a fireplace, and a photographic darkroom. This is a valuable space where guests can gather for wet day activities like table tennis or ‘baby foot’.

Four of the gîtes are located immediately within the grounds with the fifth just across the lane. All are simply but well furnished and equipped, the kitchens with an electric cooking hob and dishwasher. They’re well kept and attractive with lots of exposed beams and rustic character.

Gîte 1

This is located at first floor level off a covered balcony in the attractive gravelled courtyard behind the house, near where the old bread oven is located. A part-glazed door leads into a kitchen / diner (20m2) with a shower room and double bedroom (19m2) off.

Gîte 2

Situated adjacent to gîte 1, this is entered through an antique door leading you into a spacious kitchen diner (25m2) with a bedroom (13m2) off with an en suite shower room. Stairs from the kitchen lead up to an attic bedroom (30m2) with an en suite toilet and basin. There is an unconverted section of attic above the bedroom if you wanted to enlarge here.

Gîte 3

Situated off the front garden adjacent to the main house, the kitchen diner (20m2) has two bedrooms (11 and 7m2) and a shower room leading off.

Gîte 4

This is located in a detached cottage in the garden with a part glazed door leading into a kitchen diner (21m2) with an open doorway through to an attractive living room (20m2) with fireplace, and double French doors leading out onto a dining terrace. There is a bedroom (13m2) off the kitchen with en suite shower room and separate en suite toilet. Upstairs there is a large dormitory style attic bedroom (32m2) with an en suite toilet and basin.

Grounds

The grounds have been imaginatively and attractively planted with shrubs, trees and flowering plants. There are two swimming pools, one circular and 1,5m deep, the other more recent, rectangular (10 x 5m) with a salt water system, and steps leading down into the shallow end, and a paved terrace around with great views.

This is a most attractive property with very good revenue, which could potentially be improved by extending the opening season. It also comes with an existing client base. The owners are prepared to sell the gîtes furnished and equipped, although they will wish to remove some personal items.
