CONTEMPORARY 3 BEDROOM VILLA WITH BARN/HORSEBOXES AND OLD HOUSE TO RESTORE.
The ensemble of buildings offered for sale here is as varied in style and age as it is possible to be, making this one of the more unusual properties we have taken on. First there is a modern villa completed in 2004 with beautiful views across its own paddock and the valley to the nearest village, then there is an enormous barn with horse-boxes one side and open-sided parking the other and, to complete the diversity, a small, very old house in “torchis” requiring complete renovation.
The property is situated in a tiny hamlet – a tranquil spot indeed yet with good access to a village with all amenities just five minutes away. Swallows’ nests abound in the barn and even in the house porch.
Entrance to the property is from a lane through the hamlet - you turn in past the old house, wind past the barn and down to park beside the villa. If you can tear yourself away from the view to get out of the car, the entrance to the house is at the side with a useful storage area to the left.
A large hallway has doors to:

- Séjour/salle à manger/cuisine
- Corridor running behind the ”pièce à vie” with access to three bedrooms and the bathroom
The séjour measures 8.5m x 4.5m and has two patio doors onto the wooden deck to maximise the views and the light. In the original plans it is clear that a chimney was put in and while this is currently plastered over it could be opened up and a fireplace put in. At the far end is the kitchen (4m x 2.6) with window over the deck to the views and a small window to the side from which you can survey visitors before opening the door! The kitchen is equipped with dishwasher, fridge, oven, hob and microwave, all built in.
Bedrooms 1 and 2 (4.1m x 3.4 and 3.8m x 4.5m respectively) are at the back of the house (north) so they will remain cool. The bathroom is between them, fitted with corner bath, separate shower and double sinks with the toilet next door.
Bedroom 3 (3.8m x 4.5m) is to the front of the property with a patio door onto the terrace.
The terrace itself is a major feature of the property measuring 12m x 3m with a return past the kitchen round to the parking area.
The barn (approx 350m2) is, it has to be said, not the most aesthetically pleasing building. It is thought that it has been built on the site of the old farmhouse and some of the old beams have been used but the exterior is breezeblock. In fact some might prefer to take it down and enjoy the extra land. However for anyone wanting to keep horses it is ideal with several horse-boxes already in place. For those with more imagination and some money, the building could (with the relevant permissions) be converted into three or four gites each with a small southerly terrace…. Immediately in front of the barn is a large underground water reservoir.
The little old house is a real gem but needs total renovation to create, perhaps, a one bedroom gite.
There are additional outbuildings: a garage, a workshop, wood store and rabbit hutches! All on a terrain of about 8000m2.
