The current owners searched high and low for a stone barn with views in which to create their dream house. This one, with its beautiful stone walls, 1 metre thick in places and with lovely views across open countryside, fitted the bill perfectly. Architect’s plans were drawn up and major works have been completed there is a new roof, including a high level of insulation, double-glazed windows throughout, an extension built with thermally insulated bricks, to give an additional ground floor room and first floor bedroom – each with broad terraces. Mains water is connected and the pipework for ground floor water points already in place. Sadly circumstances now mean the owners have to sell without realising their dream. I won’t deny there’s still lots be to done - mains electricity and telephone cabling has been brought to the property but yet to be connected and there is no septic tank. And at present there are no internal walls and no staircase – but that’s the beauty of the place it’s a blank canvas for you to follow the architect’s ideas or construct something of your own internally.

The sweeping gravel driveway leads to the rear of the house with access into what is currently an open-plan space. In line with the architect’s plans, provision has been made for water and waste pipes at one end of the barn, indicating where the utility room, laundry, kitchen and a shower room are planned.

Then there is a change in level down to the proposed living/dining room. The majority of this whole ground floor has a ceiling above for the first floor rooms, but about 2m has been left open at one end and is dominated by a huge picture window the entire height of the barn with views across the open countryside – a wonderful feature and a real focal point.

To the left of this window and forming an L shape with the main barn is the extension, offering a further reception room. Between the two rooms the architect envisaged a stove, lending heat to both areas, and with the flue extending up beyond the mezzanine above. Patio doors lead out to a terrace, covered and shaded by the terrace leading out from one of the planned bedrooms above.

Access to the first floor is intended to be by way of a staircase by the picture window, up to the mezzanine overlooking the living room but there is further access at the far end, which, given the lie of the land, is at ground level.

At this upper floor level, the current plans allow for two offices, a bathroom, the mezzanine overlooking the living room, and three bedrooms, one of which is in the new extension and benefits from access to a wonderful terrace with views. Only the bathroom and the corridor linking the rooms are envisaged to have a ceiling, with the main rooms being open to the magnificent roof timbers. However, no internal walls are in place so you could arrange this space as you wish.

There is some 3000m2 of land around the property with ample space to put in a swimming pool.
