RENOVATED 4 BEDROOM PERIOD STONE HOUSE WITH 400M2 GARDEN IN PRETTY VILLAGE.
In an architecturally and scenically well endowed village, you will find this traditional stone house dating from 1822. It has been renovated in the last eight years by its French owners, who removed decades worth of soot from beams and stonework, and installed insulation, double glazing, a modern kitchen and sanitation to give the place a more contemporary comfort.
The village is in the orbit of the medieval bastide town of Cordes, where you will find the nearest shops, and it is about a mile from a railway station.
The glazed modern entrance door brings you directly into the kitchen (33m2), which is fully fitted with wooden wall and base units along one wall, and a central bar with further storage cupboards below. There is a double bowl sink, a ceramic hob and an electric oven incorporated, and the splashbacks and bar top have been tiled.
The room has plenty of substantial ceiling beams stripped back to their original colour. There is a large coat hanging recess adjacent to the entrance, and the floor has been tiled. An oil stove provides warmth.
You walk through from here to the living and dining room (9,35 x 4,15m), the rooms separated by a half-height stone wall bar. This is a nice light room with two windows and two glazed doors facing east into the garden. There is an insert fireplace with the old stone évier next to it, and plenty more fine ceiling beams to admire. The outside walls have all been lined and insulated, but much of the interior stonework has been left exposed. Heating is via electric convectors.
To the rear of the kitchen is a toilet and a large utility room, this with a door to the back garden. A tiled staircase leads up to a landing with four bedrooms and a bathroom off. Bedrooms 1 and 2 are both doubles of 19m2 and look out onto the garden. Bedroom 3 is only 9m2 and without a window, so maybe best used for other purposes. Bedroom 4 is 16m2 and has a window to the rear.
There is a bathroom with a shower cubicle, bath and twin basins in a cupboard unit plus a separate toilet.
Finally a nice little surprise – if you would like further accommodation and a self-contained project - there is a large room of some 37m2 above the kitchen, which awaits renovation. At present you get a fine view of the roof timbers from here, the roof having been renovated and the timbers treated as part of the renovation works.
To the side of the property there is a walled garden with entrance gate, and the ruined remains of another small house, an ideal spot perhaps to create a covered terrace.
