(81mm3040) STONE VILLAGE HOUSE Enclosed behind a high stone wall in the heart of a village in “the golden triangle” between Cordes, Albi and Gaillac, is this white stone house and attached barn with a private courtyard garden. The house has been renovated to provide two reception rooms and two bedrooms and is habitable but it would benefit from a complete overhaul and has been priced accordingly. Adjoining the house is an undeveloped upper storey with access from outside the courtyard via stone steps so this part could be developed as an independent wing or incorporated into the main property.

In addition to the attractive white stone façade of the property there are other lovely features such as the vaulted entrance and the well to the left as you enter from the village. There is also access for vehicles by means of double wooden doors into the courtyard.

Across the courtyard is the front door to the main house, opening into a hallway with WC under the stairs and a utility room at the rear, large enough to house the hot water tank, freezer and washing machine.

To the left of the hallway is the kitchen (20m2) with windows on three sides, one onto the courtyard and the other two onto the village street. There are electricity points in abundance and fitted high and low level cupboards as well as a tiled worksurface along one wall.

One large reception room (30m2) is to the right of the entrance hall, with the original mangers forming a feature along one wall. Double doors lead out to the courtyard.

At a right angle from this room, steps lead up into a second reception room (19m2). With double patio doors as well as two windows out to the courtyard this room is light and airy. These two rooms and the hallway have been tiled in attractive off-white tiles, while the kitchen is tiled in beige.

The staircase ascends from the hallway to a corridor left and right with doors off to the various rooms:-

To the right, the first door opens to a bathroom with bath, separate shower cubicle, and sink. The room has floor to ceiling un-glazed windows so its as well the courtyard is private!

From there steps lead up to a Bedroom (14m2), a veritable showpiece for pine cladding. It currently only has a velux window but the logical thing to do would be to extend this room a few feet into the undeveloped barn beyond where there is an existing window (even the current owner regrets not taking that step).

Turning the other way along the corridor at the top of the stairs a door opens to a WC with, beyond it, a small room with only about 3m useable space above the staircase with windows over the courtyard. This might be a more logical place to put the bathroom given that the WC is already here.

Beyond that is the master Bedroom (22m2) above the kitchen, with a window over the courtyard and a window to the side.

Stone steps outside the courtyard provide access to the undeveloped part of the property, currently a series of connecting, undeveloped rooms. Here the lovely white stone, regrettably covered by false walls in much of the developed part, is seen in all its glory, albeit in need of repointing. There are already some window openings, the larger ones over the courtyard and small arrow slots out to the village street.

At ground level under the undeveloped part, there is a “cave” housing the central heating boiler, electricity box as well as the more interesting feature of an original bread oven. An opening looks through to the courtyard.

All in all this property is crying out for someone to recognise its character and potential and transform it into something quite charming.
