5 BEDROOM FARMHOUSE WITH SEPARATE OLD HOUSE TO RENOVATE AND C. 1000M2 GARDEN
Situated in a small hamlet close to the village of Pampelonne, where you will find facilities such as a café restaurant, pharmacy, baker and post office, this old farmhouse has a quiet rural position and plenty of further potential.
It is the sort of place that you are likely to want to work on to improve its character given that the interior has not been very sympathetically renovated in the past. There is a heavy emphasis on linoleum and false ceilings, which cover up the floors and beams. This means that restoration involves redecoration rather than major works.
However the house is perfectly comfortable and spacious with central heating, and it has a nice situation with pleasant views. The façade fronts onto the lane with an open-sided hangar to the side, which is used for garaging. Concrete steps lead up to a veranda with the front door leading into the living room (4,45 x 5,9m). This is a light and spacious room with windows on two sides, a working fireplace, and exposed ceiling beams.
A doorway leads through to a recent extension where a dining room with coin cuisine (3,4 x 6,3m) has been created with double-glazed patio doors leading out onto a terrace, and steps down to the garden. With so much glass this room is very light, and has nice views over the garden and beyond.
A corridor off the living room has the following rooms off either side. They all have linoleum covering the floor and wallpaper, so you will probably want to redecorate:
Bedroom 1 (2,8 x 5,2m) with a window overlooking the garden
Bedroom 2 (3,3 x 2,9m) opposite with a window to the front
Bedroom 3 (3,2 x 2m) a single room used for ironing at present
Bedroom 4 (2,6 x 4,4m) with a built-in cupboard and a window overlooking the garden and the ruined house
Bedroom 5 (2,6 x 4,4m) with a window overlooking the garden
Bathroom (2,8 x 1,4m) with a bath with shower attachment, basin on a pedestal mount, bidet and toilet.
Below the living accommodation is a network of useful cellars housing the oil storage tank, central heating boiler and hot water tank.
Attached to the house is an old stone hangar with the old bread oven. It has an earth floor and its roof evidently requires attention.
The garden is divided between vegetables and chickens, both of which seem to thrive. The chickens also inhabit part of the ruined house which stands apart from the main house. It is obviously the remaining part of a larger house, and it would require complete renovation, but would make a nice little cottage of about 60m2 on two floors if you feel like a project.
