4 BEDROOM FARMHOUSE ‘B & B’ WITH ATTACHED CONVERTED STONE BARN, 1200M2 GARDEN AND SWIMMING POOL

This property has been run as a ‘chambres d’hote’ / gîte business registered with ‘Gîtes de France’ (2 épis) for several years and has an established income. The current owners renovated the property about six years ago, and installed the swimming pool last year. They normally live in the barn, and rent out the house either as individual rooms for bed and breakfast, or as a whole as a family gîte.

The property has a magnificent spot in a hamlet situated in a commanding position with far reaching views of the Tarn countryside. Yet it is just a few miles from a beautiful medieval village with shops and restaurants much visited by tourists.

The outside space has been arranged so that guests and owners have some separation from each other. Double gates lead you into the main garden to the side consisting of a gravelled sitting out area, a lawn, and another little terrace overlooking the pool below and the stunning view beyond.

Wooden steps lead down to the pool, which has been cunningly installed into the hillside with decking around it. There is another gravelled courtyard on the other side of the house accessed from the barn, and a gravelled front garden screened from the lane by a hedge. It is from here that the main entrance brings you directly into the living room (3,8 x 5,23m). This has a dark oak beamed ceiling, tiled floor and a traditional open fireplace, and glazed panel doors leading straight ahead to the kitchen and right to the dining room.

The dining room (4,4 x 8,5m), again has a dark oak beamed ceiling, tiled floor and a traditional open fireplace, this time fitted with a wood burning stove. It has windows to the front and side, and is easily large enough for large family dining.

The kitchen (2,9 x 3,9m) also connects directly with the dining room, and has been fitted with wooden worktops, storage cupboards below and a single bowl stainless steel sink. The splashbacks have been tiled in a white and yellow checkerboard design. There are two windows looking out over the garden to the side. A little passageway leads to a back door to the garden so that food and drinks can easily be taken outside. There is a storage cupboard and a utility room (2 x 3m) off this passageway, the utility room containing a Butler’s sink and an LPG water heater plus connections for a washing machine.

At the back of the living room a staircase takes you up to the first floor where you will find the bedrooms and bathrooms, all coming off a landing. First of all there is a bathroom with an attractive matching blue and white design of tiles and suite. It has a bath, basin, toilet, and a tiled shower cubicle.

Next a door leads to stairs up to an attic shower room with a tiled shower cubicle, basin and basin housed in an antique wood shelf. Then there are four colour-coded bedrooms for ease of identification:

The green bedroom (3,9 x 3m) has the best view, looking out over the country to the west. Like all the other bedrooms it has an en suite basin.

The blue bedroom is ‘L’-shaped (5 x 5m max or 2,9m min) with a window to the front, and an old feature fireplace.

The yellow bedroom (3,9 x 2,4m) has a window to the side, and nice views.

The red bedroom (3,26 x 2,8m) has the same outlook.

At the end of the corridor is a small room (2,7 x 4m) used as an artist’s studio / store with stairs up to a mezzanine leading to a loft room with windows and a connecting doorway to the attic shower room. At present this space is just used as a dumping ground, but it could easily be put to use especially as it already has windows.

At the rear of the dining room is a little passage with a toilet off, and a doorway through to the barn (14,9 x 4,2m). This is very much open plan and quite modern in style with plastered walls at the ground floor level and exposed stone above. Open to roof height, and with lots of windows including a picture window with a stunning view at the far end, this is a building with an impressive feeling of space – almost church-like in fact.

At the near end is a kitchen comprising a kitchen storage unit with integrated sink and worktop, mosaic wall tiling, and an island bar with fitted gas hob and Neff electric oven. A door with frosted glass panels leads out to a back terrace, which has been gravelled. There is also an old stone hangar and a well here. Another doorway leads out to the garden on the other side.

Upstairs above the kitchen is a mezzanine bedroom with a mosaic-tiled shower cubicle and a toilet arranged behind a screen to the rear, plus a washbasin. This bedroom is also open plan – a little too much if you are a sleep walker as there is no safety rail!

Below the barn is a series of cellars. To the side is a little utility-cum-boiler room where the boiler and oil tank are housed.

Note that the house can be sold furnished. Current letting rates are €42 for a double room with breakfast included, and between €650 and €850 per week for rental as a gîte.
