Our agents are delighted to offer a rare opportunity to acquire an award-winning working vineyard in the renowned Gaillac region of South West France. Unusually situated in the centre of its 37 hectares of land are two stone houses and the vineyard’s caves, shop and pressing and bottling areas. The majority of the wine produced by the vineyard is currently sold directly from the property and through participation at three Wine Salons, one in Paris at the end of November, another in Paris at the end of March and the third at Nevers during April.

The Properties

Principal Residence

The smaller of the two houses, this comprises:

Ground floor: Kitchen/Dining room (7m x 3.2m) with large chimney fitted with insert stove. Tiled floor and beams. Behind this room is a large laundry/utility room housing the oil tank and water heater. An imposing stone staircase (thought to have been acquired from a nearby chateau) leads to the:

First Floor: Living Room (7m x 3.2m), with windows to front and side, wood floor and exposed stone. Attractive “l’oeil de boeuf” window at top of stairs. From a corridor, doors lead off to three bedrooms (8m2, 14m2 and 14m2) and a large bathroom and separate WC.

Attached to the house, stone steps lead up to a room of 26m2 with door to a WC, basic shower and stairs down to a kitchen of similar dimensions with chimney.

This house benefits from oil-fired central heating.

Secondary Residence

Used every year to house workers at harvest time, this imposing building was built in 1772 and has worn very well! With all the accommodation on one floor, it is accessed either by a stone staircase from the clients’ parking area, or from a doorway behind the property, accessing into a hallway, or by a third doorway which would thus allow the property to be divided into two separate residences.

Doors from the hallway lead to:-
