With the boom in development and leisure facilities around Samana, including the new golf course, proposed marina west of Las Terrenas and the new international airport in the Samana region, property prices are rising rapidly and now is the time to buy!

Depending upon the proximity of the beach a typical property with three to four bedrooms with a swimming pool in a gated community, would be worth between US$ 250,000 – US$ 500,000. Hotel occupancy

Currently over 560 hotel projects and 65,000 rooms have been developed in the Dominican Republic. In 2006 tourism reported $4,125,700,000 in revenue. The reason for all the hotel development in the Dominican Republic is because of the year round hotel occupancy rate of 73.9%.

Guaranteed rental income

Once the villa is built there will be a 10% guaranteed rental income for two years**. After this it will be a 50/50 split with the management company.

Running costs

The annual running costs will be:

  • £400 for taxes.
  • Property owner’s tax which is 1% of the property price. This is payable on all properties with a value over $150,000. For example if a property is worth $200,000 then the property tax is on the difference, which is $50,000. There will be a government appraisal of the property price to determine the tax payable. This appraisal stays the same until the property is sold, be it two years or twenty years.
